It comprises a lovely 25 m² living room (with fireplace), a fully-equipped kitchen, four bedrooms, a bathroom and a 700 m² garden. Wifi (fibre optic, speed approx. 900Mbits/s), bed linen and towels included, we're waiting for you!

The accommodation comprises

Ground floor:
- A 25 m² living room with TV, fireplace (wood provided to start the living room), sofa (convertible for 2 people), armchairs and dining area.
- Fully-equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hob, filter coffee machine, etc.
- Bedroom 1: double bed (140×200).
- Bathroom with bath.
- Separate WC.

1st floor:
- Bedrooms 2 and 3: queen-size beds (160×190).
- Bedroom 4: double bed (140×190).
- Separate WC.

Note: staircases a little steep, you need to be careful with your head at the top of the steps for tall people.

Exterior:
- An above-ground swimming pool (private, heated), open all year round, semi-buried.
- A year-round jacuzzi for up to 4 people.
- A lovely 700 m² enclosed garden.
- An 18 m² south-west-facing terrace with furniture to enjoy the fine weather.

For even greater comfort, the owners have decided to invest in the following additional equipment: high chair, washing machine, cot, fan, barbecue, iron and ironing board.

The house is ideally located in Torcé-Viviers-en-Charnie, in very pleasant surroundings. You'll find all the essential shops nearby, as well as boutiques, restaurants, bars, a market, etc.

- Point of interest: Evron, home to the largest Babybel factory in the world.

Public transport:
If you choose to come by car, you can park directly in the closed and secure garage that can accommodate 2 vehicles or in the street in front of the house.

- Nearest train stations: Le Mans station 41 km away (TGV), Evron TER station
- Nearest airport: Le Mans Arnage airport, 48 km away (45 minutes by car).

Other remarks:
- Pets are accepted on request. Please specify when booking. A supplement of €15/pet/stay will be applied.
- The fireplace is functional and has two hearths, one open to enjoy the fire visually, and one buried to heat the room safely.
- End-of-stay cleaning includes preparing the accommodation for future visitors. Please leave it in a clean and tidy condition and clean all appliances after use.
- One of the rooms will be inaccessible during your stay.
- On the left-hand side of the house are the outside bins (1 for sorting glass, 1 for sorting cardboard/plastic and 1 normal).
